Everything You Need to Know Before You Arrive: Epic Adventure Vacation Rentals Guest FAQ

Welcoming wooden front door of a vacation rental home with warm porch lighting

Before you arrive, you will probably have questions. These are the ones we get most often — answered honestly, without the usual vacation rental PR spin.

What time is check-in and check-out?

Check-in is at 4:00 p.m. and check-out is at 10:00 a.m. at all our properties. We enforce check-out times because our cleaning and inspection crews are scheduled back-to-back — they cannot start while you are still there. If you need an early check-in or late check-out, message us in advance. If the schedule allows it, we will say yes. If it does not, we will say so honestly rather than say yes and then create a problem for the next guests.

Is self-check-in available?

Yes, at all properties. You will receive a unique door code before your arrival. There is no physical key to lose or exchange. Instructions are sent ahead of time so you are not figuring this out in a parking lot after a long drive.

Are pets allowed?

Several of our homes are pet-friendly — the listings note which ones. If you are traveling with a dog, look for the pet-friendly filter on our search page or ask us directly and we will tell you which properties work. We do ask that you not leave pets unattended if they are anxious, and that you clean up after them in outdoor areas. Most dog owners handle this without being asked.

What if something breaks or is not working correctly?

Message Bill or Heather directly. We respond quickly and we fix things — we do not file a ticket and wait. If something is genuinely broken when you arrive, tell us immediately and we will sort it out. If it breaks during your stay, same answer. Do not spend your vacation frustrated about something we could have fixed in an hour.

Is the kitchen actually stocked?

Yes. All our properties have full kitchens with pots, pans, plates, glasses, cutlery, a coffee maker, basic cooking supplies, dish soap, and paper towels to start. You will need to buy your own food and any specific ingredients. We are not running a resort — we are providing a proper kitchen in a proper home.

Can we have guests over who are not staying at the property?

Day visitors are generally fine — if you have family nearby and want them over for an afternoon around the pool, that is a normal thing to ask about. Large gatherings and events are not included in a standard booking. Ask us first. The answer will be honest.

What is the cancellation policy?

Policies vary by property and booking date. You will see the full policy on the booking page before you confirm. If you need to discuss a specific situation — illness, emergencies — reach out. We are people. We do not have a rigid script for every human circumstance.

How do I contact you during my stay?

You will have our direct contact information when you book. Message us through the booking platform or directly — whichever you used to book. We monitor messages throughout the day and will respond quickly.

More questions? Browse the properties and reach out before you book. We would rather answer ten questions upfront than have you arrive uncertain about something.
